Mortgage payment schedule

Mortgage amortization schedule calculator

Create an estimated month-by-month mortgage schedule showing principal, interest, remaining balance, and optional extra principal separately.

Build an estimated month-by-month principal and interest schedule for a fixed-rate mortgage. The optional extra principal amount is shown separately in every row.

Enter the loan assumptions and calculate.

Assumes a fixed rate, APR ÷ 12 monthly interest, payments at month end, and extra payments applied directly to principal. It excludes taxes, insurance, fees, escrow, and payment-date effects. Actual servicer calculations may differ.

How to read the schedule

The regular principal-and-interest payment is calculated from the starting balance, annual rate, and term. Each row shows interest for that month, the part of the regular payment applied to principal, any extra principal entered, and the remaining modeled balance. The final payment is capped at the amount needed to pay off the modeled balance.

Principal and interest are only part of a housing payment. Property taxes, homeowners insurance, mortgage insurance, and other costs are not included. The CFPB explains the difference between principal and interest and a total monthly mortgage payment in its guidance, last reviewed August 28, 2023; this page checked November 3, 2026.

For a monthly payment estimate without a schedule, use the mortgage payment calculator. To compare the effect of extra principal on payoff time and interest, see the mortgage extra payment calculator. If you are considering a new loan, compare its costs over time with the refinance cost comparison.

Good to know

What does an amortization schedule show?

It estimates how each scheduled payment is split between interest and principal and how the modeled balance changes over time. This schedule uses a fixed rate and monthly payment assumptions.

Does the schedule include the full housing payment?

No. It models principal and interest only. Taxes, homeowners insurance, mortgage insurance, escrow, fees, and other housing costs are excluded.

How are extra payments treated?

The optional entered amount is applied directly to principal each month and displayed in a separate column. Check your loan terms and servicer instructions; actual payment application and payoff figures can differ.
