FHA mortgage payment scenario
FHA loan payment calculator
Estimate FHA principal and interest plus upfront and monthly mortgage insurance using rates entered from a current loan estimate.
Enter a purchase price, down payment, rate, term, and the FHA mortgage insurance rates shown on your current written estimate. Insurance rates are inputs because they depend on loan details and HUD policy.
Enter the values from your loan estimate and calculate.
The displayed insurance amounts use only your entered rates. The annual MIP monthly estimate applies your entered rate to the original base loan for each modeled month; HUD/lender calculations and actual premiums can differ.
How this FHA estimate works
The base loan is purchase price minus down payment. The upfront MIP is base loan multiplied by the upfront rate you enter. If you choose to finance it, the modeled principal includes that upfront premium; otherwise, it is shown as an upfront cost. Principal and interest use a fixed-rate monthly amortization formula on the modeled principal. The monthly annual-MIP estimate is base loan multiplied by your entered annual rate and divided by 12. The total monthly figure adds that estimate to principal and interest; it does not include taxes, homeowners insurance, HOA dues, closing costs, or other charges.
HUD describes upfront and annual MIP as separate FHA mortgage insurance charges, and publishes applicable rates in Handbook 4000.1 Appendix 1.0. Premium terms depend on the mortgage details and applicable program rules, so use the current written Loan Estimate or confirm the factors with an FHA-approved lender. The CFPB notes mortgage insurance is required for FHA loans. Sources checked November 3, 2026: HUD Single Family Housing Policy Handbook 4000.1 (HUD lists an August 12, 2026 update); HUD upfront MIP information; CFPB FHA loan guide.
This is an educational scenario, not an FHA eligibility determination, lender quote, or individualized financial advice. For a broader mortgage payment, add user-entered taxes, insurance, mortgage insurance, and association fees with the monthly housing-cost estimator. Compare FHA mortgage insurance with conventional PMI in the FHA MIP versus conventional PMI guide.

Good to know
Does this calculator use current FHA MIP rates?
No. Enter rates from a current Loan Estimate or confirm them with an FHA-approved lender. HUD Handbook 4000.1 publishes applicable premiums, and factors depend on the mortgage details and program rules.
How is the monthly MIP estimate calculated?
It applies the annual MIP rate you enter to the original base loan and divides by 12. This simplified estimate does not reproduce HUD or lender premium calculations, which may depend on loan characteristics and current rules.
Does the monthly total include all home costs?
No. It includes modeled principal and interest plus the entered-rate monthly MIP estimate. Property taxes, homeowners insurance, association dues, closing costs, and other charges are excluded.
